  • Commercial Rent Arrears Recovery (CRAR)
    • We provide Commercial Rent Arrears Recovery (CRAR) to all commercial landlords whose previous attempts at rent recovery were unsuccessful.
      CRAR includes property that is used for commercial purposes, including shop rentals, offices and industrial complexes. It covers rent, interest and VAT, and may only be used for commercial premises. Property that has mixed uses do not fall under CRAR.
    • We send out a Notice of Enforcement within 24 hours of receiving your Authority to Enforce form and give the tenant seven working days (including Saturday) to arrange payment. This gives the tenant enough time to pay the arrears before our bailiff enters the premises.
  • Notice of Enforcement

    • Notice of Enforcement to be served to your tenant within 24 hours after we receive your Authority to Enforce form
  • Controlled Goods Agreement & Inventory
    • We also handle controlled goods agreements, which will allow our bailiff to enter the premises between 6:00 am to 9:00 pm during business hours. Depending on your preferences, we can ask for immediate payment or the removal of goods.
    • Tenants must pay within 24 hours, either in full or be able to pay a substantial partial amount, with the balance to be paid after.
    • At this point, we will also take an inventory of the goods, a process referred to as ‘Taking Control’. Taking control gives you the first call on their goods and stops other bailiffs and collection agencies from removing items from the property.
